So for those of you looking to buy a vacation home this summer maybe here in Florida also known as the Sunshine State or anywhere else sunny and tropical - Here are my top tips!
1. Know what your vacation home style is. Do you prefer a low maintenance condo or a single family home retreat?
2. Talk to your lender. Loan guidelines for second homes have finally started to loosen up, but know your budget before you start looking.
3. Visit the area before you buy. These days many buyers, especially international buyers are buying “site unseen” based on internet information and counseling by a local agent. But nothing beats coming in for a day or two to really get a feel for the community you will be buying into.
4. Get a great local agent that is a real community and lifestyle expert so that they can point you to great deals that may be overlooked in this down market that match your vacationing style. Be specific about what you want, but be open to suggestions as well.
5. Be open to a foreclosure or bank owned property that needs a little “TLC”, often a little elbow grease and help from a local handyman can save you thousands that you could be spending in travel costs and new furniture.
6. Ask for the furniture. In short term vacation communities sellers needing to move vacation homes that are no longer generating positive income due to a slower economy need to sell quickly to avoid further losses. This surplus of former vacation villas often come with pretty decent furniture that you can negotiate into the sale. A savvy agent should be able fill you in on the particulars of that type of negotiation.
